We originally represented these clients when they purchased this home in 2014 for $645,000.  Seven years later, our clients decided it was time to upgrade and expand their living space for their growing family.  We consulted with them in early 2021 and decided to strategically time the market and begin preparing the home for sale as soon as our clients had vacated.  With our early planning, we were able to quickly put the property on the market less than two weeks after our clients vacated.  Seven days later, we had collected 18 strong offers, many of which were over $100k above list and significantly more than what our clients were hoping to sell their property for.  Unfortunately the buyer who initially opened escrow on the property had a change of heart and cancelled escrow.  However, we were prepared to quickly shift gears and put a backup offer into escrow.  Escrow went extremely smoothly this time – no credits, price reductions, or repairs negotiated during escrow.  Less than 30 days later, our clients earned a 55% return on their investment, plus the return of the equity invested into the home.  Another example of how preparation and our market expertise can maximize investment returns on our clients’ most important assets.
