$750k In LA – What Can It Buy?
Welcome to the second post in Esquire Real Estate Brokerage, Inc.‘s “What Can It Buy?” series. In this post, we target the price point of $750,000 and select a notable single family home, townhome, and condominium that has sold in the past three months. The properties are selected based on a variety of requirements, including property condition, neighborhood, price relative to comparable properties, minimum square footage of 1,250, a minimum of 2 bedrooms, and a sale price of between $725,000 and $775,000. So what can you get with $750k in LA?
$750k In LA – Single Family Home
Originally listed at $769,000, this home in Northridge sold on July 1, 2014 to buyers represented by Esquire Real Estate Brokerage, Inc. for $730,000, almost $40k below list. The interior of this massive corner lot ranch-style home features 2,790 square feet, 5 bedrooms, and 3.5 bathrooms. The lot itself sprawls over 11,761 square feet (0.27 acres), with a large front yard and huge back yard with a covered patio area, large pool, grass play area, and vegetable garden. The location is also excellent, situated on a quiet tree-lined street. But most importantly, the property is uniquely situated in the limited intersection of the Andasol Avenue Elementary School District (ranked 8/10 by Great Schools), Oliver Wendell Holmes Middle School District (8/10), and Granada Hills Charter High School District (9/10). There is little more you could want in a single family home for $750k in LA.
$750k in LA – Townhome
Yes, a townhome in the heart of West Hollywood for only $729,000 is not just possible, but comfortably possible. This 2 bedroom, 2.5 bathroom, 1,400 square foot townhome with a private, attached two-car garage contains a tastefully updated kitchen and bathroom. Each bedroom has its own en-suite bathroom, the living area has a fireplace and beautiful hardwood floors, and the dining area includes a breakfast bar. Far enough from bustling Santa Monica Blvd. in West Hollywood for some peace and quiet, but close enough to enjoy the entertainment, the combination of location and comfortable living make this property our pick for the townhome at $750k in LA.
$750k in LA – Condominium
No, this is not a picture from a hotel room in a tropical resort. This is the view from the top floor of a condominium unit in beautiful Rancho Palos Verdes looking over the Trump Golf Course and with ocean views beyond that, sold on August 14, 2014 for $745,000. With a view like this, it doesn’t seem to matter much what the inside looks like. That being said, the inside of this two bedroom, two bathroom, 1,373 square foot condominium unit features an open floor plan, a remodeled kitchen with new appliances, marble floors, a fireplace, and everything else you can expect from a luxury condo in Palos Verdes. The monthly HOA of $489 includes access to the pool, tennis court, shuffleboard, clubhouse, gym, and secured two car parking. If you’re being picky, you might complain that it’s not close enough to freeways, but once you’re in, you won’t want to leave.
